Project Manager (Based in JB)

JOB DESCRIPTION

1. Leadership – able to lead clearly by providing direction, instruction and guidance
  • Brief project team on scope of work
  • Discuss with project team on project completion date
  • Show project team on correct method of preparing SR, VO, PMR, ROD
  • Punctuality in attending meeting
2. Define project scope of work and schedule
  • Submit work organisation chart
  • Prepare detailed installation work programme with sequence of activities
  • Prepare the material delivery plan
  • Prepare manpower plan
  • Review the revised project schedule and manpower plan with HOD
  • Attend Kick-off Meeting and site walk with Main Contractor
  • Organise Pre-FCF & FCF Meeting with internal stakeholders
  • Attend Weekly Client Consultant Meeting
  • Attend Weekly Technical Meeting with Consultant / Architect
  • Attend Weekly NSC Meeting with Main Contractor
  • Attend internal Weekly Project Meeting
3. Support & manage Mock-up installation work
  • Assist project sales team and monitor mock-up installation on site.
  • Obtain approved shop drawing from project sales.
  • Issue 2 copies of approved shop drawings and production list to PE
  • Assist and advice project sales on the site conditions include M&E issues base on confirmed shop drawings.
  • Check site measurement for every units based on approved shop drawings
  • Discuss with the Detailer & update designer on the site issue, design matters and shop drawings discrepancy.
4. Manage site constrain and difficult working environments
  • Execute the project according to project plan.
  • Identify proper secure storage area
  • Prepare and submit Factory Confirmation Form(FCF) for mass production
  • Prepare and submit Request On Delivery(ROD) for material delivery
  • Prepare and submit Project Material Request Form(PMR) for lifting equipment
  • Generate forms and records for project activities.
  • Set up files for all project information and record keeping.
5. Submit progress reports to Main Contractor and Contract Department
  • Chase daily reports from all subordinates
  • Prepare & submit weekly progress tracking and detail reports for HOD review
  • Prepare and submit weekly site obstruction report
  • Prepare and submit EOT application with revised work programme
  • Prepare and submit monthly progress report to Main Contractor and Contract Department.
  • Prepare and submit monthly E-KPI & supporting documents within the specify timeline.
  • Prepare and submit monthly SR report for respective project
6. Monitor and manage project cost
  • Keep track of project SR cost.
  • Complete project early to avoid additional cost.
  • Notify Sales Team and Contract Department on change of scope which might lead to late completion and additional cost.
  • Submit monthly progress graph on specific timeframe.
  • Check and verify the sub-contractors monthly progress claims.
7. Monitor site progress and complete within time, quality and safety
  • Inspect on-going project and the actual site condition versus work programme.
  • Inspect Company free issue products and check workmanship during the installation.
  • Follow and enforce Main Contractor’s Health Safety & Environment (HSE) regulations on site.
8. Communicate with Project Team and Internal Stakeholders
  • Attend project client and main contractor site meeting
  • Reply and update client questionnaires and email correspondence.
  • Conduct weekly project meeting with project team and highlight any changes on the approved shop drawing; delays on progress, manpower planning, material late delivery, site QAQC caused by installers & etc.
  • Organize kick-off meeting with project team, QS, project sales, detailer, purchasing and logistic before FCF was flowed to Production. Following documents are needed for discussion
  • Organize kick-off meeting with other sub-contractor such as the installers, fabricators, transporter before the project start. The following information is needed for the discussion:
9. Complete all defect works and handover project
  • Identify the root cause of the complaint
  • Check handover process is done according to the project requirements
  • Conduct meeting with the respective contractor to resolve issues and continuous improvement.
  • Prepare, justify and submit Service Report (SR) for defect items or VO
10. Maintain high standard of product quality and workmanship
  • Discuss materials issue with The Management for continuous improvement
  • Discuss site problems with project team and provide solutions
  • Evaluate installer’s output and performance using checklist
  • PROTECTION on finished goods
  • Incorporate industrial good practices such as QLASSIC and CONQUASS

REQUIREMENT
  • Candidate must possess at least a Bachelor's Degree in Interior Design, Architecture, Furniture Technology, Civil Engineering, Mechanical Engineering, Construction or related field.
  • At least 5 year(s) of working experience in the related field is required for this position.
  • Microsoft Project Skills.
  • Familiar with construction site and has strong site knowledge.
  • Knowledge in AutoCAD will be advantages.
  • Required language(s): Bahasa Malaysia, English & Chinese.
